Terms
and conditions:
Translators listed here are operational and on
the air. Generally, we expect the translators will remain
where they are. Lessee is responsible for tower rent in
addition to the license lease and equipment costs. We are
supplying only the license(s), which we will maintain at our
expense.
Relocation
We will consider
moving any leased translator to the lessee's desired location,
provided that the location is within the minor move limit set
forth by the FCC and that the population covered does not
decrease by more than 20% as a result of a proposed move.
Any movement request is not
guaranteed, only considered. We reserve the right to deny
changes to the signal, so the proposed lessee should have this
discussion with us before signing our lease, if they think
that they might want to move later. If approved by us,
the lessee may use their own
engineering to affect the move, or we will provide the
engineering at a nominal additional cost to the
lessee. Lessee is responsible for paying any FCC fees
incurred as a result of their desired relocation or
frequency/power change.
Mutual Exclusivity
The lessee will have the final
decision to execute the lease, if they deem that the
translator will be of benefit to them. Lessor is not bound to
supply any translator until a lease agreement has been executed.
Lease Costs
Lease amounts and
terms are negotiable. Generally, terms will be for five years,
renewable. Monthly lease fees vary by population coverage, but
generally will be around $1,000/mo per 100,000 people served in
the 60dBu contour. Minimum fee is $1,000/mo. Lease
payments commence on the effective date of the lease and are due
on the 1st of each month and are late after the 10th of each
month.
Lease terms are net, net, net (triple net). lessee is
responsible for tower rent and construction of the facility.
Lessors are supplying only the license.
We pay the
periodic FCC fees.
